Office Rental Costs in Singapore: What Businesses Should Budget For
Before signing an office lease, business owners should understand the full occupancy cost — not just the headline rent per square foot.

Understand rent psf and service charge
Budget for GST, deposits and stamp duty
Avoid hidden fit-out and reinstatement costs
Office rental cost in Singapore is usually quoted in dollars per square foot per month, but the actual cost of occupying an office can be much higher once GST, deposit, renovation, utilities, reinstatement and other expenses are included.
This guide explains the main cost items businesses should budget for before committing to an office lease.
1. Base Rent: The Starting Point
Base rent is the main rental amount quoted by landlords and agents. It is usually stated as a monthly per square foot rate.
For example, a 2,000 sqft office at S$8 psf per month would have a base monthly rent of S$16,000 before GST and other costs.
2. Service Charge and Building Costs
Some office rents are quoted as gross rent, while others may show base rent and service charge separately. Service charge generally covers building maintenance, common areas, security, management and central air-conditioning during standard operating hours.
3. GST on Office Rent
Commercial property rent in Singapore is generally subject to GST if the landlord is GST-registered. Businesses should confirm whether the quoted rent is before GST or inclusive of GST.
Fit-Out Cost Can Be a Major Budget Item
A bare office may require renovation, flooring, lighting, partitioning, cabling, meeting rooms, pantry and furniture. Business owners should budget carefully before choosing a unit based only on low rent.
Reinstatement Cost Is Often Overlooked
Many office leases require tenants to reinstate the premises when the lease ends. This can include removing partitions, wiring, flooring, signage and other additions.
How to Keep Office Costs Under Control
- • Compare total occupancy cost, not only rent psf
- • Check whether the unit is bare, partially fitted or fully fitted
- • Negotiate fitting-out period where possible
- • Understand reinstatement obligations before signing
- • Avoid renting more space than your team realistically needs
