Amberwood at Holland
Sim Lian’s project page confirms 212 residences in District 10, with three- to five-bedroom homes. It carries media notices for an 11 September preview. URA’s Holland Link land award confirms a 99-year lease for the site. [1, 2]
The retrieved developer page does not provide a dated October inventory or sales total. Its media headlines are attributed to external publications; this comparison therefore omits a current starting price, exact sales-launch date and take-up figure. Ask for a dated developer price list before shortlisting a unit.
The Serra Residences
Far East Organization’s 2 October release identifies a 133-home freehold development at Bassein Road. It announced previews from 2 October and scheduled sales for 16 October. Published guide pricing started at S$3,120 psf, with a 710 sq ft two-bedroom-with-study home from S$2.22 million. [3]
The scheduled date has passed, but the primary announcement reviewed does not establish subsequent sales, remaining stock or current asking prices. Those outcomes remain unconfirmed in this update.
Thomson Reserve: preview dates, prices and floor plans
UOL and CapitaLand Development’s 15 October release confirms the announced dates and guide prices: from S$2,608 psf, with a 592 sq ft two-bedroom home from S$1.544 million. The 99-year development at Bright Hill Drive comprises 1,268 homes and a sheltered walkway link to Upper Thomson MRT. [4]
The Classic and Luxury collections have different specifications. When reviewing floor plans, check the bedroom dimensions, furniture space, storage, facing and total price of the actual unit. Request current developer documents before deciding; guide prices do not establish today’s availability.

Lucerne Grand
CDL confirmed sales began on 3 October and reported 350 of 570 homes sold as at 6 pm on 4 October, approximately 61%. It described project pricing as averaging S$2,480 psf; that wording should not be treated as a separately verified average of completed transactions. [5]
The release advertised a 624 sq ft two-bedroom home from S$1.498 million. It also described a direct link to Lakeside MRT and the commercial component, Lucerne Galleria. These are dated launch details, not confirmation of today’s lowest available price or remaining stock.
How to compare the prices fairly
A starting psf, a starting total price and a project-wide pricing average measure different things. They cannot establish which project offers better value without the actual unit size, floor, facing, layout and price. A published “from” price may relate to a particular unit that is no longer available.
Begin with the total purchase price you can support, then compare the usable rooms, storage, circulation space and recurring costs. A lower psf can still mean a larger cash commitment. Request a dated price list and confirm the specific unit before making an offer.
Agent W’s view: match the project to your daily life
Amberwood’s larger-home format may suit a household prioritising bedrooms and family space. Serra warrants consideration when freehold tenure and a smaller development are priorities. Thomson Reserve offers a much larger development, where the collection, tower and unit position deserve close attention. Lucerne Grand invites a different comparison around rail access and mixed-use convenience.
These are buyer considerations, not rankings or predictions of appreciation. Visit the neighbourhood at the times you would normally travel, assess the actual route to transport and compare nearby resale alternatives at a similar total budget. Do not substitute a precinct growth story for an assessment of the unit itself.
Check affordability and your exit options
Prepare a purchase budget covering the deposit, applicable taxes and fees, financing, maintenance and the cash needed during the construction period. HDB upgraders should map the timing of sale proceeds and their replacement purchase before committing. Check the rules and loan terms that apply to your circumstances when you are ready to transact.
Stress-test the budget against a less favourable interest rate, an income interruption or a longer holding period. For an investment purchase, assess comparable rents, vacancy and expenses before estimating returns. For own stay, consider whether the layout will still meet your needs several years from now.
What the launch numbers can and cannot tell you
A dated launch-weekend sales count records the developer’s reported position at that time. It does not show today’s remaining inventory, subsequent cancellations or the price and availability of a particular stack.
This update excludes unverified September market-wide developer-sales figures and unconfirmed project take-up totals. Before booking, obtain the latest developer documents and compare the price of the actual unit with alternatives.
Project details, prices, dates and availability may change. Published guide prices are historical references, not offers or guarantees of availability. Verify the latest developer documents before making a purchase.
