Understanding the Calculation

What the Calculator Includes

Loan and Downpayment

The estimated loan amount is based on the loan percentage you enter and the lower of the purchase price or market valuation. The remaining purchase amount forms the estimated downpayment.

Stamp Duties

Buyer’s Stamp Duty and any estimated Additional Buyer’s Stamp Duty are calculated using the higher of the purchase price or market value.

Cash and CPF

The calculator allocates the entered CPF amount towards the estimated eligible downpayment, stamp duties and legal fees, before showing the remaining cash requirement.

How Much Cash Do You Need to Buy Property in Singapore?

The amount of cash required depends on more than the property price. Buyers should also consider the approved loan amount, CPF available, stamp duties, legal fees and any difference between the agreed purchase price and the property valuation.

A buyer with substantial CPF savings may still need cash for the minimum cash portion of the downpayment, valuation shortfall and expenses that cannot be fully covered using CPF.

Purchase Price vs Market Valuation

Financing is commonly assessed against the lower of the purchase price or market valuation, while stamp duties are generally calculated using the higher value.

When the agreed purchase price is higher than the valuation, the difference may need to be funded separately. This is why the calculator asks for both figures rather than relying only on the purchase price.

Buyer's Stamp Duty and ABSD

Buyer's Stamp Duty is part of the acquisition cost of property. Additional Buyer's Stamp Duty may also apply depending on the buyer's profile and the number of residential properties owned after the purchase.

Joint purchases, remissions, citizenship arrangements, trust purchases and entity purchases may require a more detailed assessment than this calculator provides.

CPF Does Not Replace Cash Planning

CPF Ordinary Account savings may support eligible property payments, but the amount available and permitted for use depends on the buyer's circumstances and applicable CPF rules.

Buyers should also consider whether using a large portion of their CPF for the purchase leaves sufficient funds for future monthly instalments and other financial priorities.

Common Planning Mistakes

Assuming the bank will approve the maximum loan percentage.

Ignoring a possible valuation shortfall.

Using all available CPF without retaining a buffer.

Forgetting stamp duties and legal costs.

Calculating affordability from the purchase price alone.

Failing to confirm whether ABSD applies before making an offer.

Frequently Asked Questions

Can CPF be used for the entire downpayment?

Not necessarily. A minimum cash portion may still apply depending on the financing arrangement, and CPF usage remains subject to eligibility and prevailing housing rules.

Why does the calculator ask for the property valuation?

Financing may be assessed using the lower of the purchase price or valuation, while stamp duties are generally based on the higher figure. The valuation can therefore affect both the loan and cash requirement.

Does every first-time buyer pay ABSD?

No. The estimated ABSD depends on the buyer profile and property count selected. Certain purchases may also qualify for remission or different treatment.

Are the legal fees shown exact?

No. The legal-fee input is a planning estimate. Actual fees vary depending on the law firm, financing documents and complexity of the transaction.

Does this calculator confirm my loan eligibility?

No. The selected loan percentage is only an assumption. Actual eligibility depends on the lender’s assessment, income, existing debts, loan tenure and applicable financing rules.
